About Goldstein EQ

Goldstein EQ is a vertically integrated real estate investment firm based in Beachwood, Ohio. Founded in 2017 by Samuel Goldstein, the firm acquires, repositions, and operates commercial and residential assets throughout Northeast Ohio and select secondary markets.

Since inception, GEQ and affiliated entities have executed over $22 million in total transactional real estate volume across rental portfolios, value-add repositioning, REO acquisitions as well as purchasing debt and selectively lending on a private basis. The firm built and exited a 184-unit residential portfolio. Including the acquisition of a $6.6 million scattered residential portfolio that was later sold for $10.4 million, supported by only $587,000 in upfront capital.

GEQ operates as a direct principal buyer backed by private capital from our limited partners. We close fast and handle the complexity that other buyers avoid. Whether it is a distressed commercial building, an inherited property, a tired landlord's portfolio, or an estate liquidation, we provide straightforward solutions with no broker commissions on our acquisitions, no drawn-out timelines, and no financing contingencies.

We also provide repositioning and turnaround services for property owners who need help stabilizing underperforming assets before a sale, refinance, or long-term hold. From deferred maintenance remediation to tenant quality improvement and operational overhaul, we bring an owner-operator's perspective to every engagement.

Our office is located at 26300 Cedar Road, Beachwood, OH 44122, in the heart of Northeast Ohio's commercial corridor. While our primary focus is Northeast Ohio, we also selectively pursue opportunities in secondary Midwest markets and out-of-state acquisitions when the deal profile is right.

Samuel Goldstein is the founder and managing principal of Goldstein EQ. He leads all acquisitions, asset management, and strategic operations for the firm.

Before founding Goldstein EQ, Samuel gained institutional experience at Rocket Mortgage and Meridian Capital Group, working in structured finance, underwriting, capital markets, and debt placement. He studied at Binghamton University. This combination of institutional training and hands-on entrepreneurial execution gives Samuel a rare edge in the Northeast Ohio real estate market.

 

Selected transactions include a 40-unit South Moreland portfolio in Cleveland, a 64-unit portfolio in Cleveland Heights, multi-property acquisitions across Eastlake, Maple Heights, and Euclid, and numerous off-market single-family portfolio pickups throughout Cuyahoga and Lake Counties.

Samuel is known for creative deal structuring. He regularly works with seller financing, loan assumptions, sale-leasebacks, and subject-to arrangements that allow sellers to achieve their financial and tax objectives while ensuring a smooth closing. When a deal does not fit a conventional mold, Samuel finds a way to make it work.

 

He works directly with property owners, estate representatives, attorneys, fiduciaries, and brokers. His approach is simple: respond fast, underwrite accurately, close on time, and treat every seller with respect.

Since launching Goldstein EQ in 2017, Samuel has personally sourced and closed acquisitions across multifamily buildings, single-family rental portfolios, commercial properties, medical office, industrial, and specialty-use assets. He has been an active buyer of SFR portfolios, routinely acquiring packages of 5 to 15 units at a time from retiring landlords, out-of-state owners, and estate representatives looking for a clean, reliable exit.
